  1. Step 1: Your starter book is already loaded

Open Settings → Price Book Setup. If you picked General contractor or Kitchen & bath remodel when you signed up, the ③ Flat-Rate Book tab already has about 40 common remodel jobs: demolition, framing, drywall, paint, tile and showers, flooring, doors, cabinets, counters and fixtures. Each job prices as hours × your labor rate, plus its materials at your cost with your markup.

  2. Step 2: Make the prices yours

Every hour and material cost is a sample, there to save you typing. Click any job to change its hours, or open ② Parts Book to change a material’s cost or markup. Your changes save to your price book and are never overwritten. Not sure what your labor rate should be? Open 🧮 Build your labor rate and job prices at the top of the Flat-Rate Book.

  3. Step 3: Per square foot and per linear foot

Jobs like tile, drywall, paint and flooring are priced per unit: one square foot or one linear foot. Put the quantity you measured on the estimate line, for example 96 sq ft of shower wall tile.

  4. Step 4: Allowances

Materials the homeowner picks out, like tile, vanities, faucets, cabinets and counters, are marked (allowance). Set the budget you include, and the proposal explains that picks under the budget cost less and picks over it are priced before you order.

  5. Step 5: Bathroom and kitchen proposals

Open New Quote and choose Bathroom remodel or Kitchen remodel. Each comes with three options already filled in from your price book, with quantities for a typical room. Change the quantities to what you measured, and the prices update from your book.

Questions about this

Are these real prices for my area?

They’re samples to get you started, not a quote. Change them to your own costs and labor rate.

Can I add my own jobs?

Yes. Use Add your own task at the bottom of the Flat-Rate Book, or save one from the price builder.
